When it comes to systems and appliances, there are no age limits. First American Home Warranty will cover a system or appliance provided it is in safe working order at the start of your contract, no matter how old it is.
- Starter Plan: Covers essential kitchen appliances, plus some plumbing and electrical.

First American Home Warranty cost
First American Home Warranty pricing ranges from $47 per month to $87 per month. Prices can vary based on your service call fee as well as home size and location, so it’s best to request a quote directly from the company to get a true picture of the cost to cover your house. You choose your service call fee of $75, $100 or $125, which you’ll pay each time First American sends a technician to your home.

First American Home Warranty exclusions
Coverage exclusions will be outlined in your contract and usually pertain to circumstances outside of normal wear and tear.
Item parts that are deemed nonessential to the core functioning of the appliance or system may also be excluded from coverage. For example, First American Home Warranty will cover your plumbing system but will not cover fixtures, faucets, filters or showerheads. Does First American Home Warranty require a home inspection?
No, a home inspection is not required to get coverage from First American Home Warranty, but preexisting conditions are generally not covered.
Can I cancel First American Home Warranty before my contract is up?
You can cancel your warranty within seven days of the contract effective date (generally 30 days after purchase). After that period, the contract is considered non-cancelable. A written request must be made for cancellation (dependent on approval). If approved, you will get a prorated refund and be charged a $50 administrative fee.

Submitting a claim to First American has gotten better. It used to be a pain but now, it's online. So, it's easy. Before, we used to have to call. It would take two to three days before they would give the issue to another company and that would take two to three days that they have to call you to even set up an appointment, and then another week until the appointment where now, I go online, I select it all myself, and they assign it to a company right then and there. It's much better.
The site has lots of drop-downs. So, I just pick what I have. We had an issue with our dryer. I assume, on their side, it's automatically sent to whatever company is next in line to get a claim. That company calls and makes an appointment. The people come out, that company works back with First American if they have to submit something that they need approval for. They fix the issue, they close it out, and First American sends me a email saying, "Looks like everything's done. Are you satisfied with what happened?" I even pay my deductible online whenever I submit my claim the first time.
We've only had one issue with the people that they sent out. So, I'm trying not to focus on that. 99% of the time, everything is great. People are super nice and happy to help. In the 1% that it's not been the best, First American decided to replace one of our appliances. It wasn't really repairable. We had an issue with the people that came out to deliver that product. First American said that's between us and that company and left it at that. There's now a disclaimer on their website that they are not liable for any secondary damage. So, we submitted a claim for the washing machine that doesn't work. Anything that happened after that is not their issue. There was damage to our home. They flooded our laundry room. It's been drama and that was in May and it's still unresolved.
Some of the damage that happened was they broke one of the pipes where the washing machine connects. So, we were without a washing machine because that pipe couldn't be turned on. I had to file another claim and pay another deductible for someone to come and have that fixed. They fixed it, but I had to pay my deductible again. I was like, "But it was because of the other thing." They told me, "No, it's something new." And I finally just broke down and said, "Screw it. I want it fixed." So, I paid. I was not happy with it. We had to go to the laundromat for like two months until I finally said, "Fine. I'll pay somebody to fix this." It's been very frustrating. It's 1% of everything, but it's enough to make you irritated.

The contractors are great but First American doesn’t have local people. And it takes forever to come here because they need to have another claim around the area. Last year, one of our water heaters broke and it took three months to repair because they couldn't have the equipment ready. It was a mess. We were asking and asking. It was not that bad because that was the kitchen and laundry room water heater. But the water heater that we use for showering broke in December. Because of the problem that we had that it took three months, my husband was able to talk to someone and they allowed us to call someone locally. So, it took only three days to install the new one.
Without a water heater for three months was no fun but we were handling it because it was just for washing the dishes and it was not that cold. It was not winter yet. It was something that we did not appreciate but First American came up with a good service the next time. We were not even in town when that happened. A friend of ours opened the door for the person to come and change it.
Now, we're still trying to get the ice maker to work. The guys came with a new one but there was something else that was broken too. So they needed to get the parts and that was out of their hands and we understand that. First American is very good at what they do. When my microwave broke, they gave us two choices to deal with the situation. It's either we buy one and they will give us a certain amount of money and we have to install it. Or they will give us whatever they have. That was not acceptable because if they had a microwave that was white, it wouldn't match my kitchen.
We decided to buy a microwave and we put in $30 more. We bought something that matches but we have to install it ourselves or get someone else to install it. And that was an inconvenience. Microwaves on the wall need a mount and the old one didn't fit the new microwave. Finally, after maybe two weeks that we were trying to get a new mount, my husband figured it out that it was attached to the new microwave. Instead of being separated, it was attached. He talked to at least three people but in the end, he figured it out. He did it himself but it took at least two weeks to deal with the situation. I would still recommend First American but I will tell people about the things to look for.

I had an AC that broke and First American was very deceiving. They would fix the AC but I needed the platform fixed because they wouldn’t pay for that. There are certain things that if they don’t fix that, they can’t fix the whole unit. Otherwise, everything's been good and it's quick. I go online, put in the thing and they send me an email with the company's name. Usually, the company will contact you or you can call the company that they want you to set up with and you set an appointment. But when I called First American about plumbing, I didn't understand. The plumbing was covered but the faucet wasn't, and the plumber wasn't very clear on why. He was having a hard time explaining to me, which is why I try not to call, I just do the claim online.
First American had other companies come out for my dryer. I called the company directly and the tech came out and he was great. He knew what he needed to do and he fixed it. It wasn't a hassle. If I didn't have a warranty company and I have his card somewhere, I would call him. The quality of the work is good for the most part. I've never had a complaint about work that's been done. The only thing is First American does replacements, they lowball what the replacement price would be. I had a dishwasher that had to be replaced and they only gave me $300. There's no dishwasher out there that's worth $300. They said they buy directly. So, if you don't get it from what they are offering you, you're not getting a lot of money. First American is there until something breaks. It's easy to deal with and to get ahold of. I have recommended people. It's a good company.

We've had First American for nine years now and my experience up until my last repair has been fabulous. I have recommended them to friends of mine. We bought a home and we were given a warranty with another company and we dropped that and switched back to First American. I have never been able to find their online site very easy to submit a claim through that process, so I call in. Their reps have always been very courteous. It always takes a little bit longer than I wish. But they've been responsive to my calls.
I had plumbing problems with my kitchen and my bathroom. I was assigned a contractor whom I adore. I've had them before. He diagnosed the problem. The next thing I knew, I was assigned a different contractor who I've also had in the past, and he confirmed all the problems, and then I never heard back from anybody. I continued to call repeatedly. I couldn't figure out what was going on. I finally called the first contractor back on my own, and he told me that he was too small of a contractor. He did not have access to the things that I needed and he had declined to do the claim.
The second person never returned my calls. I kept calling to see what was going on but never heard from him. This claim was placed in November. By January, First American told me that they had said that they repaired my shower. There was never anything wrong with my shower and I was furious because I figured they had really hurt First American with a false claim. First American asked me to send them photos of my shower proving that there was nothing wrong with it and of all the things that were broken.
I did all that. Finally, after many calls, I was given the opportunity to hire my own contractor. He repaired all the things. Interestingly enough, the two First American contractors had said I needed a new faucet and I was reluctant to do that because it matches another faucet in my kitchen. The contractor that I ultimately hired was able to get a replacement part to repair the faucet rather than replace it. He did all the repairs. First American paid the bill. I'm a happy camper. I have never had such a negative experience with First American. This is so not typical of how they have handled claims. It is not causing me to leave them because ultimately, they stood behind me and they were supportive. But, it was a bad experience.

First American is always on top of everything and they're always great at communication. I also have no issues with the monthly fee that I have to pay since it comes right out of my account. But the company that was chosen for my last claim, Eagle Eye, was terrible. They sent a serviceman out who was in and out in less than three minutes. He took a couple of photos, and said that they had to order the part to my washing machine and would get back to me. So weeks went by, then all of a sudden I got another phone call from them saying they were ready to schedule to come out and service my washer. So I thought that they had received the part and was coming to fix my washing machine.
But the same service man came back, took apart my whole washing machine, took pictures of it, and said that he had to order the part then someone would be back at me. I told him that we was just here a few weeks before, that this time I thought he brought the part with him, and that he was putting it in. I also told him that it had been almost a month already. He then asked if I had the part with me. I told him that I didn't have it and asked why would I have it. He then said that First American Warranty did not allow them to get the parts and that they send them directly to the customers. Also, when I asked him if he remembered me and what he did the last time he came out, he said he didn't.
I then asked him how long would it take to get the part and he answered that it could be anywhere from two to three weeks. So, I told him that I needed him to put my washing machine back, because it was working fine. I just needed him to fix the button that seemed to have a short. He then said that once he took apart the washing machine, he couldn't put it back. So, I had to go almost three weeks without my washing machine. Then they got the part mailed to me, and once I got it, I had to schedule for the tech to come out which took another week. By this time, I filed a complaint with Eagle Eye. They apologized and said that they would send out a new service man. The new service man came, installed the part, and I have had no issues since then.

Been with First American Home since we moved into our house 4 years ago. Each time we have had any issues with things around the house it has been handled promptly. Plus the companies that have been assigned for the maintenance always been great. Definitely would recommend them for your service.

I’m unhappy that First American replaced my previous washing machine with a “cheaper”and “faulty”. I’ve had to submit claims and pay multiple service fees ever since receiving it a couple years ago. This is unacceptable! I would have done better purchasing a brand new machine. I’ve attempted to voice my concern and didn’t receive a response to my email.

First American’s contractors have been very good though I had a problem with one of them. The way the claim was worded, it wasn't honored so I paid out of pocket to the tune of $800 for a plumbing issue. People should be careful of what's covered and what's not. It depends on the verbiage that the repairman uses.

Had to replace the ice maker in the upper for the fourth time and replace the ice maker in the bottom refrigerator for the first time. It would not stop making ice in the lower ice maker and would not make ice at all in the upper ice maker. Got both replaced and now both are working fine.

It's taken 10 days to get a repairman, now it's going to 3 weeks to get the new part installed and hope it works. I'm not a very happy customer since it's close to the Holiday. I’ve been forced to buy a replacement unit which can’t be delivered until 4/11.
Hi William, according to our records, you placed a claim on October 17, 2023, for your refrigerator not cooling or freezing. Sears was dispatched and an appointment was scheduled for October 26, 2023. On October 18, 2023, you were offered up to $75.00 for the rental or purchase of a small refrigerator while awaiting service. On October 20, 2023, you provided a receipt for the purchase of a small refrigerator, and on October 23, 2023, a check in the amount of $75.00 was mailed to you. On October 26, 2023, Sears reported the main power board and the control board had shorted out, and we approved repairs. On November 2, 2023, we found that the main power board was on backorder through Sears. On November 3, 2023, we found the main power board in stock through Encompass. As the part was located in stock through one of our suppliers, and as you indicate you have already replaced the refrigerator, we have processed a cash payment in lieu of repairs. Kindly allow 5-7 days for processing and delivery of the check.
