American Home Shield has exceptionally strong reviews for a home warranty company in Georgia. For example, its ratio of 5-star to 1-star reviews in the state is almost double that of our next-highest top pick (American Residential Warranty). That’s why American Home Shield is our top pick overall.

“I left American Home Shield and went with two other companies but I went right back to American Home Shield,” wrote Michael from Atlanta. “And when I came back, there were no issues. If I call, they would come out and do what they have to do and call it a day. Dealing with them, there was never any hiccups. I love it and I would want others to know that you cannot go wrong with the Shield.”

Henrietta from Port Wentworth also had high praise, writing, “I am very much enjoying the service of AHS. When my air conditioner unit went out last summer, they were very efficient about getting someone out and getting it taken care of. A couple of weeks ago, my washing machine and my dishwasher went out. They got both of them fixed and running. I've been telling everybody about AHS.”

How to find a top home warranty in Georgia

        atlanta georgia skyline

When researching companies, it’s important to check both what is covered and to what extent. For example, you probably want coverage for your cooling system so you can stay comfortable during Georgia’s long, hot summers (especially if you live in a city like Macon or Savannah).

Pool coverage is almost always an add-on option if it’s available.

Many warranty companies cover air conditioners, but they may cap their costs at a certain amount. If your plan only covers up to $2,500 but the replacement costs $5,000, you’ll have to pay half out of pocket. That’s why you should check your contract for coverage limits and exclusions before you sign.

Another factor to consider is what type of add-on coverages you might need. If you have a pool, it may be wise to pay extra to cover it. Some companies also offer pest control as part of a home warranty, which can help if you’re in a buggy area.

Take into account where you’re located in Georgia, what types of risks your home faces and how much you can afford to find a plan that makes sense for your situation.

        Home warranty regulations in Georgia

Georgia has limited rules in place for home warranties. While vehicle service contracts are fairly well covered in the state’s Rules and Regulations and elsewhere, home service contracts aren’t.

Home warranties from companies with surety insurance policies of more than $100,000 are carved out of the state’s insurance regulations in the Georgia Code, but there don’t appear to be any other specific regulations for them.

According to a representative from the Georgia Office of the Insurance and Safety Fire Commissioner (OCI), authority over home warranties is split between different parts of the state government, with OCI verifying whether providers meet the above standards in the Georgia Code.

OCI also handles all consumer complaints related to home warranties, so you can call or file a report with its Consumer Services Division online if you have an issue with a home warranty company in Georgia.

        Regulations for new construction

For new homes, contractors in the state are required to provide a written warranty on any work that costs more than $2,500. That means a recently built home may already have some form of warranty coverage you should account for if you’re shopping for a home warranty.

If you have an issue with a builder’s warranty, read this article from the state’s attorney general’s office for more information.

        Georgia home warranty FAQ

How much does a home warranty cost in Georgia?
In Georgia, you can expect to pay anywhere from $30 to $90 per month for a home warranty based on quotes from our top picks. These quotes do not include any discounts or add-ons, though.

Your cost will mostly depend on the policy and company you choose and, potentially, what service fee you’re willing to pay. If you have the option to choose your service fee, you’ll usually pay a lower monthly rate.

Is a home warranty worth it in Georgia?
It depends. In some cases, having a home warranty can save you thousands of dollars on unexpected repairs. Other times, you may end up spending more on your warranty than you would have on repairs or replacements during your coverage term.

If you put a lot of value in the stability and peace of mind home warranty coverage provides, then a plan may be a smart purchase. However, if you’re exclusively looking to come out ahead financially, you need to assess your home and compare your expected costs as a homeowner versus the cost of a warranty.

What is not covered by a home warranty?
It depends on the plan you choose.

Many home warranties don’t cover items that aren’t properly maintained, and some don’t include full coverage for high-cost items, like your HVAC system. Secondary damage, like that from flooding caused by a broken dishwasher, often won’t be covered even if the dishwasher is. Generally speaking, home warranties don’t cover the same situations as homeowners insurance, either.

It’s critical that you read your contract (especially the exclusions and limitations sections) to understand what your home warranty covers and to what extent.

        Bottom line

In Georgia, buying a home warranty is a pretty straightforward experience. However, that doesn’t mean you shouldn’t do your due diligence beforehand. Take the time to understand how the industry works before signing on the dotted line.
