Old Republic has three plans and numerous add-ons:

  • Basic: This affordable plan from Old Republic Home Protection covers several major home systems (including heating, plumbing and electrical) and some appliances (excluding washers and dryers). You can add air conditioning to the basic plan for an additional fee.
  • Deluxe: This enhanced plan covers everything in the Basic option, as well as air conditioners/coolers, garage door parts and washers and dryers. It also includes a coverage limit of $500 for things like code violations, haul-aways and permits.
  • Elite: This is the most expansive offer from Old Republic Home Protection. It covers everything from the lower-tier offerings and adds several additional enhancements, including increased dollar limits on kitchen appliances and preseason tuneups for heating, ventilation and air conditioning.
  • Optional add-ons: You can customize your coverage with add-ons to take care of additional equipment, such as septic tanks and water filtration systems. Limited roof leak repair is also available.

Old Republic Home Protection’s contract term is usually 12 months, with 13-month, 15-month and two-year plans available in some states. Old Republic Home Protection primarily provides home warranties during a real estate transaction — if you’re interested, talk to your real estate agent.

Old Republic Home Protection coverage exclusions

You can file a claim with Old Republic Home Protection by phone or in the “Homeowner Central” section of the company website (you'll need to create an account). Claims take about 48 hours to initiate, and the trade call fee is due at the time of your request.

When you submit your claim, Old Republic Home Protection gives you the name and phone number of an authorized service provider. The provider will contact you, at which point you can make arrangements for the service.

When I have a claim for my AC or heater stuff, the process with Old Republic takes a long time and it's a hit-or-miss of getting good people. And there's nobody local. Most of the people I've had are either a good hour to an hour and a half away from my house, which is sad because there's so many people in Crosby, Texas that own AC and heating companies. I had a good one out of Porter, but he's 45 minutes to an hour away from me. So it would take the techs at least two days to come out and there's been scenarios where it's been longer. But the other day, I made a claim for my oven and within a couple of hours, the tech came out because it's the same guy who has done the work for me on my oven previously. He's been amazing and very considerate.

But with my AC stuff, the techs have always been crappy. When I had a claim for my heater, I had to pay $900 out of pocket because I got a second opinion. The first guy who came in spent five minutes upstairs and said I would owe them a grand for the work needed and that it wasn't covered by the warranty. But everything I've had on my AC or my heater has always been covered. So, I called a guy that Old Republic had sent out previously who was pretty good and asked him to come out. I had to pay the cost of him coming out, then him coming back and fixing the issue. But he didn't immediately say what was the issue. He told me that it could be three possible things and he eliminated the ones that did not apply. In the end, it turned out that the diagnosis of the first guy was not totally correct. Other than that, when I've had to call, Old Republic's reps have been really helpful. The cost of their service is also not that bad.

    Having Old Republic gives that sense of security that if anything breaks or we have any issues, then we can just call in because we have the coverage. It's nice to only have to pay the co-pay, and we know that it's taken care of. We submit claims online, and it's really easy. As soon as we know something's broken, my husband logs right in and handles it. We usually have a case number and information within minutes, so we know who we're gonna be calling to set up an appointment, our local agency or whoever is gonna come fix the problem. Sometimes, we get people who don't know how to fix the issue, so it gets referred to somebody else. They resubmit it, and that's happened a couple times. Besides that, I really like Old Republic.

    For the most part, we've had good service with Old Republic. The other people who come out are not always perfect, but that's not necessarily their fault. The biggest perk of having the home warranty is that no matter what time of day it is, we can always submit a claim. If I ever talked to anybody buying a home or who owns a home, I always say, "Make sure you have the insurance." It saved us a lot of times where things would have been very expensive to fix. We've had air conditioners go out and showers break. Our water heater went out one time as well, and they fixed the whole thing. Having that protection is really important.

    I've got Old Republic on at least three properties and have had good and bad results with them. The problem is the contractors. It's the way they do business. A guy came out here and had no tools on him. He came out in a car that was not a company vehicle. I had to get him a ladder and the tools. In cases when I've complained to Old Republic, they assigned the claim to somebody else. Eventually, you end up getting somebody that'll do the work. Most of the time, if there was an issue, they would eventually resolve it. Having several properties with things that go out like plumbing and electrical, it isn't worth my time to try to find somebody and hire them. I just make a call to Old Republic and they assign somebody. For $85 to get it done, it's worth it.

    The most recent claim was my heater quit working. I clearly described what the problem was. But when the guy came out here, he said, "I'm here for your air conditioning." I told him it was a heater problem. I opened the garage and took him inside to show him where the heater is. He looked at my water heater and said, "That's a water heater. I'm not here for that." Then he turned right around and walked off, got in his car and drove away. He assigned it to somebody else but they wouldn't come out. I called Old Republic and they assigned it to somebody else. He came out, looked at it and figured out what the problem was. He ordered the parts and came back and fixed it. He never spent more than half an hour every time he was out here. But I ended up being without heat for over two months because when they scheduled, it was never right now. It was always a week or two weeks out.

    So far, Old Republic Home Protection has been fine. It's been easy to get things going. I submit claims over the phone. The first time, I got a person and the second time, it was automated. I waited for the person. Everybody prefers to speak to a person. The automated is a pain but as far as it goes, it's no worse than any other automated system that other companies use for other stuff.

    The turnaround time has been pretty good. They just say, "Hey, you're going to be contacted by a technician," and technicians usually call us that same day. I do feel like I've gotten quality service from them. Three times, it's been air conditioning-related. I've had three service calls. One was just to service the equipment, not because anything was broken. The first time I had somebody come out, I wasn't really happy with that tech. The second guy was prompt and took care of stuff, but he just really didn't want to work on another unit because it was difficult to get to. He just didn't really want to deal with it. I have two air conditioning and one is so far in the back and you have to crawl on your back to get to it. I don't blame him for not being happy with it. The last company that came out went ahead and worked on it, and they were good. So, it's hit or miss as to whether you like them or not.

    At first, I would call in my claims to Old Republic. Now, I normally do it over the internet. Their reps were always friendly, knew what they were doing, and expedited everything. The contractor from Conroe had come and fixed the washer and it was good. Then the icemaker went out in the refrigerator so Old Republic sent him again and he was terrible. He took everything down then he left and I never heard from him. But I kept on waiting and that was a pretty long time. I also called the contractor several times and he never would call back.

    Then, finally, I called Old Republic and they said that he reported that they no longer made the part and he closed the ticket. I told them at that time that I never wanted that individual close to my house and that they would have to find me someone else when we had problems. So, the next time I had a problem, they sent it to the contractor out of Nacogdoches, which is 25 miles from Lufkin. They got a serviceman that usually came down on Tuesday, and if he could fix the issue on that day, he would. If he had to order part, he'd be back. So, they were always Johnny-on-the-spot.

    We had a water heater fail in June and Old Republic hired a plumber to come out and check it. They said it was under warranty. They replaced it and that was all fine. Less than three months later, that brand new water heater failed and they sent out a new plumber who said that it needed to be replaced. Instead of replacing it, Old Republic sent the original plumber out who said that they couldn't check anything because the other guy tied off the lines to stop the flooding. So, that was a mess just to get the brand-new water heater replaced. I finally got it replaced and this brand-new water heater that failed flooded our nursery. It did that before and we took care of that under the home insurance. We paid the deductible and that was super on us. But when it failed this time and flooded the nursery again, we had to do mitigation and reconstruction which we're still in the process of.

    The plumber and Old Republic are all pointing fingers saying they were not responsible, even though Old Republic hired the plumber and the plumber put in a faulty water heater and it flooded our house. Ethically, I don't think that the homeowner should be responsible for the damage for a faulty product that they installed.

    Their agents have all been super sweet and wonderfully kind. But it took three weeks of me calling Old Republic and trying to put a claim in to their damages department. I've made 15 to 20 calls to them and I kept getting, “Oh, the line is down. We're trying to transfer you. But it says it's busy. Let me give you the extension.” And when I would dial the extension for the damages department, the phone would just hang up. For two weeks, they were saying that they couldn't get me to the right department because the phone number didn't work. But that doesn't seem like an issue that should last for two weeks. That seems like something that could be resolved quickly.

    We decided to submit a written claim and two weeks later, they said I could leave my voicemail, that they submitted my claim and the damages department should call me to let me know what's going on with the damage claim. So, I left a voicemail. And then, radio silence. When I called them back on Friday, I talked to an agent who said that they denied my damage claim and that nobody was going to talk to me abut it. It was a week between when they said they denied it and when I called because nobody said gave me a phone call or sent anything in writing about it. I just got a bunch of assurances that the damages department was going to call me. But I asked for a supervisor and tomorrow, I'm supposed to get a call from one. I was told that she was on vacation and won't be back until Tuesday. So, it's been a frustrating experience just to even submit the damage claim. And that process was pretty sketchy.

    I like Old Republic. I call them and explain what's going on, and they work their best to try to get someone ASAP. If they're extremely busy, they apologize and bring someone out within 24 hours. Their contractors come out in a timely manner, and they fix what I need fixed. It's a good price too. I've had several stuff repaired. When my air conditioning goes out, I explain that I have kids so they try their best to make it a priority to come out to fix the air conditioner. They have to order pieces, but they come back as soon as possible to fix it.

    I had a falling out with one of the people Old Republic had on their list that they sent over. But Old Republic spoke with a supervisor. She reassigned the claim to somebody else and everything went fine. I put a claim in around midnight, Eastern Time, and they've got someone coming out here. He called and said he's en route. I like the digital thing where you can do things online. Whoever did the UI or in charge of developing the site did a good job. It's not just basic "I need an order." It's very specific. I also like how someone will always respond to your call. If I call and the person doesn't pick up, I will leave a message and someone calls back. I'm appreciative of their diligence.

    I have the premium policy. I called Old Republic 3 weeks ago to place a service repair request for my washer, to this day still no resolution. They will do everything possible to not replace your appliance! After 2 service maintenance partners, they continue to give me excuses for not replacing my washer. As of now, they can't find the replacement part, so they've decided to send the part out to be repaired. The repair company has yet to contact me to make an appointment to come and pick up the part that needs to be repaired! Old Republic has informed me that once the part is picked up and repaired it'll take approximately 2 weeks to get the part back for reinstallation! Meanwhile our laundry is piling up! I recently renewed my policy, what a mistake that was!
