Select Home Warranty’s rates range from $44 to $63 per month. You’ll be charged a service call fee each time a technician is sent out to your home to repair or replace an item. Select Home Warranty’s trade services fees start at $60.

Some home warranties provide a “service recall period,” waiving the service call fee for any repeat visits for the same issue within a certain time frame. Select Home Warranty does not offer this and will require you to pay the service call fee each time a technician is sent out.

    Select Home Warranty coverage exclusions

Home warranties typically cover mechanical breakdowns of appliances and systems due to normal wear and tear. Warranties generally don’t cover preexisting conditions, cosmetic issues or item upgrades.

Additionally, Select Home Warranty’s terms and conditions specify it does not cover anything related to hazardous materials like asbestos, lead or gas leaks. It also doesn't cover damage that’s the result of an act of nature or due to previous improper care, installation or failure to properly maintain a system or appliance. The warranty does not cover any issues related to foundation, structure or manufacturer's defects.

Sometimes, there may be parts or components of a covered system or appliance that are not covered. Select Home Warranty lists the following general exclusions to covered appliances and systems:

    • Shelves
    • Door handles
    • Doors
    • Hinges
    • Knobs and buttons
    • Door seals
    • Freon
    • Damage from a freon leak
    • Displays
    • Latches
    • Timers
    • Leveling equipment
    • Clogged drains or lines
    • Cosmetic issues
    • Gaskets
    • Leak searches
    • Lights
    • Noise
    • Refrigerants
    • Valves
    • Dispensers
    • Installation
    • Electrical failures and upgrades

For example, Select Home Warranty lists the following exclusions for its coverage on dishwashers: control board pump, switches, drain pump, temp control, heating elements and drain lines. A full list of exclusions can be found in Select home Warranty’s terms and conditions, which will be listed in your contract.

Select Home Warranty claims and coverage limits

Claims must be filed within three days of discovering the problem. To file a claim with Select Home Warranty:

    1. Contact Select via phone or email, or submit a claim online.
    2. Select will contact an independent contractor to provide repairs within two business days (up to four days if you make a claim during a weekend or holiday).
    3. You pay a service call fee to the contractor (starting at $60).
    4. If the repair is covered by your warranty, Select covers the rest of the cost.

    Coverage limits

Many home warranty contracts will specify a coverage limit or cap, which is the most the company will pay out per item or per contract term. If the cost of a repair or replacement exceeds the set dollar limit, you are responsible for making up the difference to get the item fixed.

Select Home Warranty specifies the following replacement allowances in the contract:

    ItemCoverage limit
    Heating and cooling $3,000
Electrical (not heating or cooling) $500
    Plumbing $500
    Appliances $500
    Add-on items $400
    Freon coverage $200

We recently purchased a home warranty plan. We narrowed it down to the top three recommended companies. We talked to representatives from each company. We told all three that we were talking to other companies before making our choice. One stood out, Select Home Warranty. Also, we were impressed with our salesman, George **. He addressed all our issues and went over our contract line by line. We came away feeling that we made the right choice and are well protected.

My experience with Select Home Warranty (SHW) was mostly positive. My only suggestion would to impress upon the customer sales agents to be just a bit more patient during the sales offer. My agent was anxious to obtain my credit card information for payment, but came across as short and impatient while I was trying to ask questions about the features of the SHW warranty program. I felt quite a bit put off by that. Other than that, the sales experience went fine. I signed up for a much longer warranty period than I had intended because of the many perks and freebies that the sales agent threw in. I just pray that my experience, when or if it comes time to use the warranty coverage, is just as pleasant, if not more.

Colin was the agent who answered my call to follow up on the claim filed 7/13. Previous agent lied to me and I've waited 4 days without A/C and heat index exceeding 108 degrees. I'm 80 years old! Colin listened to the "bad service history I related" and took action. I just received an email stating a technician will be contacting me within 48 hours which is what I had asked be done by the previous agent! Thanks to Colin and if you check the phone log, the agent who took the 7/13 call should be reprimanded and given more training in proper customer relations. Give Colin a raise.

I called for a cost to speak with someone about becoming a Select Home Warranty customer on behalf of my mother. The sales associate was very informative and provided information about the service, to include information about the sale that was ending in less than 2 hours. This was the first Home Warranty company that I called, and I planned to call others. --After speaking with the sales rep, I decided that I would purchase. After signing up, I called my sister and told her about Select Home Warranty, the sale and my experience with the sales rep. She decided to get the service. I called again and signed her up.

We were very frustrated with our existing Home Warranty plan, poor customer service, lousy communication, lack of follow through, etc. While searching for an alternative I found Select on Consumer Reports and called them for a quote. Robert ** answered our call and not only gave us a great signup experience. With his keen knowledge and experience, he saved us money by discovering we were entitled to a special rate for Seniors. We purchased a 5 year plan (which will give us an 6th year bonus). We saved on the annual premium and the service call rate for the life of our contract. Needless to say, we are looking forward to doing business with Select. Our new year is off to a great start.

This company upsells their product and then they refuse to cover products stating there is an exclusion in their policy. Then when they do provide service for a claim they have no contractors in the area and you need to find your own contractor and then submit service order for approval so the issue does not get resolved on the 1st visit. They overtalk you on the phone and refuse to listen to your issues. I would not recommend this company to anyone!!!!

Started contract in June 2023 and as of November 2023, I filed 2 claims with them. 1st claim was for a gas water heater that went out in early August. Select sent a technician out to diagnose the unit and found a faulty gas control panel. Select offered $200 dollars cash and told us to replace it ourselves. I thought this was weird but ok, whatever. The wife and I replaced it immediately and received our $200 in about 30 days. Fast forward to end of October and to my second claim. We remodeled our kitchen 6 years ago and spent around $7k on a JennAir microwave/oven combo wall unit. The control board went out and now neither work.

I submitted the claim stating this and instead of sending out a technician, I was insultingly offered $95 cash to replace the unit due to what they claim is "depreciated value" How can that be $95 after 6 years??!! I could see half of our $7k investment MAYBE, but $95...C'MON! I attempt to call them to explain that it is not just the microwave, provide them receipts from our contractor and they will not even entertain a higher offer or to even send out a technician to look at the control board.

After 45 minutes on the phone requesting a complete cancellation of my policy 7 different times (they now kept trying to assure me that i have a great policy and to keep it active) and a refund of my $1260 they duped me into back in June, they offer me a prorated reimbursement of $775 to which I just said FINE. It was 100% worth the money lost to never have to deal with this abomination of a company again. BUYER BEWARE...every single claim you make, they will cite: "Section #8 of the policy sir states it is at the discretion of Select Home Warranty to determine the depreciated value of the appliance."

I have had the policy for over 3 years.. 1 claim filed, they offered such a ridiculous amount I never repaired the appliance. Today I tried to cancel policy, they charged me for both monthly fee and a cancelation fee of $75. This company is full of false promises, difficult customer service and the coverage is a joke. I would never recommend them to anyone.

Shady payment process, have to pay for everything upfront before getting reimbursed. Stay away from Select Home Warranty. I would not recommend them to any friends, family members or co-workers. Look at other options when choosing a Home Warranty plan.
