    Depending on the warranty plan you select, ServicePlus Home Warranty coverage can include a mix of systems and appliances. The Gold plan covers 15 items, including systems like plumbing and appliances like dishwashers. Platinum coverage includes 20 major home systems and appliances. Additional coverages are available, including for pools and spas, water softeners and septic systems.

    Plans generally range from $53.67 per month to $60.33 per month. Because prices may vary by your location, home size and selected plan, the best way to get an accurate cost estimate is to request a quote from ServicePlus Home Warranty.

    ServicePlus Home Warranty coverage exclusions

    Preexisting conditions are not covered, which is standard on most home warranty contracts. Additionally, there may be parts or components of covered items that are excluded from coverage.

    For example, while air conditioning systems are covered under the Platinum plan, replacement filters for those systems are not provided, according to a sample service agreement. With appliances, you often see items like knobs, dials, shelving and any removable accessories excluded from coverage.

    A home warranty contract with THP may also include dollar amount caps, or coverage limits, so it’s important to read the agreement carefully.

    ServicePlus Home Warranty coverage limits

    ServicePlus Home Warranty places coverage limits on certain items (see below). If the cost of a repair or replacement exceeds this amount, you would be responsible for covering the remainder of the costs yourself.

    ServicePlus per contract term cap is $1,500 for “access, diagnosis, repair and/or replacement” of all covered items. In addition, it has coverage limits per item in certain areas. This is the maximum dollar amount the company will pay out per contract term for specific items.

    If a claim requires a service provider to break through walls or ceilings to make the repair, Total Home Protect will also cover up to $500 per claim to get the wall or ceiling back to a rough finish by hanging or patching drywall.

    Does ServicePlus have a waiting period?

    Yes, coverage kicks in 30 days after enrollment. In certain circumstances, ServicePlus may waive the waiting period.

    Where is ServicePlus available?

    ServicePlus offers service contracts in all states except for California and Nevada.

    How do I request service from ServicePlus?

    You can file a claim 24/7 online or by calling the ServicePlus claims department toll-free.

    1. Submit your claim to ServicePlus.
    2. ServicePlus assigns one of its approved local contractors to your case within two business days (four days on weekends and holidays).
    3. The service provider will contact you to schedule your appointment.
    4. You will pay your trade service call fee (specified in your contract; $75 is standard).

    ServicePlus guarantees labor for 30 days and parts for 90 days. Should a failure occur due to the labor provided on your repair within 30 days, ServicePlus will send a technician to fix the problem at no additional cost to you.

    Can I cancel ServicePlus?

    Yes. If you cancel within 30 days of ordering, you will receive a full refund. If you cancel after 30 days, you will receive a prorated refund for the remainder of the contract, minus a $50 administrative fee for each unused term.

    Is there a limit on the number of claims?

    There is no limit on the number of claims you can make during your contract term. However, there may be dollar caps on covered items per contract term.

    What happens if a covered item cannot be repaired?

    If Service Plus cannot repair a covered item, it will provide a replacement under your contract’s terms. The company may offer a cash payout instead.

      In order to find out firsthand which firm was the easiest to work with, I purchased various home warranty packages for two distinct houses. I made claims against each. The tech at Service Plus responded the fastest, it was the most affordable, and it was the easiest to interact with. They were well-liked by the subcontractors they dealt with. Service Plus will still be the firm I suggest to my clients.

      This is not a company that you want to deal with... They were very deceptive in the sales pitch, no mention of ALL the exclusions, and maximums on items to be paid out. Also, no listing of that in my original contract. Despite asking for it, I never received a coverage page like you get in auto or homeowner's policies. If something breaks down that is critical, like when my freezer stopped functioning, they are not equipped for fast or weekend dealing with it.

      Now as I am trying to get some payment on my sewer line failure, despite have a rider for this, they are going through all types of gyrations and legalese to say that it is not covered. Claim denied. If you are looking for a company that "warranties" noncritical items, and you have lots of time before it is needed, then this is your company. My recommendation, put the equivalent monthly or yearly fee into a maintenance account to deal with issues that come up, and avoid the aggravation of dealing with this company.

      Service Plus is a fraud! We filed two claims, only to have both denied after paying the service fee for the technician to tell us one thing and for Service Plus to deny the claim with another rationale that was inconsistent with the Technician's assessment. In one claim they tried to indicate the HVAC unit was improperly installed, even though we had an approved permit from the State of Maryland. In the 2nd claim, they state the stove top had rust, so they couldn't cover the repair/replacement. Again, not what the Technician told us in person. At no point were they willing to provide the written assessment provided to them by the Technicians, even though we paid a service fee for the Technician to come to our home. I have filed a consumer complaint with the NJ Attorney General and I recommend others do the same. We need to stop these fraudulent companies from operating and preying on the consumers.

      Zero star, it's the worst company for Home Warranty. I had tried many but with Service Plus you will not get anything fixed. They will just find ways not to repair or replace your appliance and reps. Blame the consumer after charging the service fee and not sending anyone. My AC/HVAC outer unit broke and they simply told me that is not covered without sending anyone to physically look at just based on the earlier visit. And for Microwave after waiting for 5 weeks they told me that they cannot repair it and offered $100 which I still have to receive it. Waiting for almost 2 months now. Zero customer service and most unprofessional company. Do not fall into the trap.. Even it cost little move please go with another Home warranty company out there.

      I have never used ServicePlus and with that I decided that I would sell and move to Senior housing. My contract came up. I received multiple phone calls, text messages, and emails. Even after I called them several times and stated I no longer require them as I am moving. Every time they say we have removed you and you will no longer be called, text or emailed. I get them. I have blocked the number. The harassment of them is very overwhelming. It not right. I am monitoring my credit cards because if they are harassing me with all of this I would not put it past them to charge my account. I am reporting them to the BBB as well. I am done. I will NEVER recommend them.

      AC went out, 2 days went by and they sent nobody to come look at it. They told me to get somebody and they would reimburse me, so I did. I called about reimbursement and asked how much it was and I told them it was $225, they said, "Sorry. It's over $200 and you need preauthorization." Avoid these people.
